Your HVAC system is one of the biggest investments in your home. Like your car, it needs regular maintenance to perform its best. The good news? Most of this is simple stuff you can do yourself — and the few things that require a pro are quick and affordable.
Monthly Tasks
Check your air filter. Hold it up to a light — if you can’t see through it, it’s time for a new one. A clogged filter restricts airflow, makes your system work harder, and drives up energy bills. Keep a few spares on hand so you’re never caught off guard.
Clear the area around your outdoor unit. Make sure bushes, leaves, and debris aren’t crowding your condenser. Keep at least two feet of clearance on all sides for proper airflow.

Seasonal Tasks
Spring: Schedule your AC tune-up before the summer rush. Clean or replace filters, check refrigerant levels, and test the thermostat.
Fall: Schedule your furnace inspection. Check the heat exchanger, clean burners, test safety controls, and make sure carbon monoxide detectors are working.
Before each season: Walk your home and check all vents and registers. Make sure furniture hasn’t been pushed in front of them, blocking airflow.
Annual Tasks (Call a Pro)
Even if everything seems fine, an annual professional inspection catches problems you can’t see — like small refrigerant leaks, worn electrical connections, or early signs of heat exchanger cracks. Think of it as an insurance policy for your comfort and safety.
