Multi-Family Residential

Multi-family HVAC demands efficiency at scale. Sheet metal installation has to match. Unit counts, shared mechanical rooms, tight access, phased schedules. We install both scopes on apartment buildings, condos, townhomes, and mixed-use projects across Oregon and Southwest Washington. Our in-house fab shop means we can prefab what prefabs well and build field-fit pieces for the spaces that don’t.

The Work Is Different Here

Multi-family HVAC isn’t single-family work at scale. Apartment buildings have unit-by-unit systems, shared mechanical rooms, and mechanical spaces that are often tighter than the drawings suggest. Work happens in occupied buildings where residents are home. Noise, dust, and schedule all matter.

New construction multi-family has its own pressures. Unit counts, phased turnover, coordination with framing and drywall. When one trade falls behind, everyone feels it.

Prefab where it makes sense, field-fit where the building demands it. Shared mechanical rooms need custom enclosures and transitions that actually fit the space. Our in-house fab shop handles both. Where prefab saves schedule, we build duct runs off-site so the framing crew can keep moving. Where the building doesn’t match the drawings, we build the field-fit piece in Stayton and install it the same week.

Common Questions About Multi-Family Residential Projects

Do you work in occupied apartment buildings?
Yes. We coordinate with property managers on scheduling, notify residents, and work clean. We’re used to doing repair and replacement work while tenants are home.
Can you handle a large unit count on a new construction project?
Yes. Multi-family new construction is something we do regularly. We work from your schedule, phase the work with framing and finish, and keep the GC informed at every step.
What systems do you typically install in multi-family projects?
It depends on the project. Mini-splits, heat pumps, central DOAS systems, PTACs, in-unit furnaces and AC. We work with what the design calls for or help you figure out the right system for the building type.
Do you do the ventilation for the common areas too?
Yes. Corridors, lobbies, parking garages, laundry rooms — we handle the whole building, not just the units.
What's your service area for multi-family work?
Our commercial team serves the four corners of Oregon and Southwest Washington.
