Maintenance
Your heating and cooling system works hard. An annual tune-up catches small problems before they turn into no-heat calls in January.
Why It Matters
About 30% of the no-heat calls we get are solved by basic maintenance: a dirty filter, a clogged coil. A tune-up costs a lot less than an emergency service call.
Most systems that fail early do so for want of basic upkeep. Dirty filters restrict airflow and make the blower motor work harder. A cracked heat exchanger can leak carbon monoxide. Refrigerant that’s low a little every year eventually means a warm house in August.
Regular maintenance keeps your system efficient. It extends equipment life. And most manufacturer warranties require documented annual service to stay valid.
We’ll tell you what we find. If something needs attention, we’ll explain what it is and what it costs. No surprises.

More Than One System?
Second Furnace, AC or Heat Pump: $120 per visit
Extra Ductless Head: $60 per visit
How the pricing works
What it adds up to:
– Comfort Plan (1 visit a year): a second system adds $120 a year.
– Efficiency Plan (2 visits a year): it adds $240 a year.
A ranch home with a ducted system plus a ductless addition: one gas furnace and AC, plus a ductless unit with 2 heads serving a bonus room or converted garage.
What it adds up to:
– Comfort Plan (1 visit a year): a second ductless system adds $120 a year, plus 1 ductless head adds $60 a year. That’s $180 added to the base plan.
– Efficiency Plan (2 visits a year): it adds $360 a year.

One-Time Tune-Up
Not ready to commit? No problem. You’ve got enough going on — leave the mechanical work to us. Give us a call when you want your system dialed in. Tune-up visits start at $269.
Got an Oil Furnace?
We work on those too. Plans start at $330 per year. Call our office and ask about regular coverage to keep your heating running the way it should be.
New Santiam Install?
We come back around within a year after installation for a complimentary checkup. Make sure everything’s running right, answer any questions. At that point you can sign up for a maintenance plan.
New installations come with a 10-year parts warranty and a 1-year labor warranty. A maintenance plan extends that labor coverage so you’re not paying out of pocket if something needs attention down the road.
Austin was the most thorough tech that has come out to do my semi annual maintenance. I appreciated the time he took. When it was complete he went over all the work he did. Fantastic customer service!
Jordan is great, he diagnosed our furnace issue we had been having for years when no one else could. He wasn’t pushy and let us decide when to move forward with the necessary repairs.
Dylan did excellent work!!! He was helpful and informative, and I now have a Preventative Maintenance Plan. No worries.
I appreciate the expertise, fast response, the courteous and friendly employees at Santiam.
