Built Into the Build

Most HVAC problems on new builds trace back to the same thing: we got called too late.

By the time framing is done and mechanicals are getting roughed in, the decisions that actually matter — where ducts run, how the system gets sized, what fits the layout — have already been made by someone else. Then we’re working around them.

Get us in early. We’ll read the blueprints, coordinate with your GC, and size and design the system for the actual house, not a floor plan average. When it comes time to fabricate custom transitions or duct runs, we do that in-house. No waiting on outside suppliers. No surprises when the schedule tightens.

We’ve been working with contractors and homeowners across the Valley since 1994. We stay on schedule and speak up when something on the plan won’t work.

Services

New Construction

Full system design and installation from rough-in through final inspection. We work from blueprints and coordinate directly with your contractor.

Remodels & Additions

Adding a room or finishing a basement? We’ll extend your existing system or install a new zone. The right time to do it is when walls are already open.

Equipment Replacement During Renovation

Replacing aging equipment mid-project saves double the disruption. If you’re already opening up walls, it’s worth the conversation.

Why Santiam

Why Work With Santiam on Your Build

Get involved early

We’ve seen what happens when HVAC gets scoped at the last minute. Rerouted ducts, undersized systems, returns in the wrong rooms. Get us involved before framing is done.

Custom fab, in-house

Transitions, plenums, duct runs — we fabricate them here. When your schedule moves up or a dimension changes in the field, we’re not waiting on a supplier.

GC experience

We’ve been subbing for contractors across the Valley since 1994. We know how a job site runs and what it means to stay in our lane and hit our dates.

Frequently Asked Questions

When should I bring in an HVAC contractor on a new build?
Before framing if you can. Once structural decisions are locked in, your options for duct routing get a lot more limited. The earlier we see the plans, the better the system.
Can you work with my general contractor?
Yes. We’ve coordinated with GCs across the valley for 30 years. We’re used to working within a build schedule and communicating directly with whoever’s running the site.
Do you handle permits?
Yes. We pull the permits, register the equipment, file for Energy Trust rebates, and handle the tax credit paperwork. That’s part of the job.
Do you do load calculations and duct design?
Yes. Mike does full duct design for every new construction job — proper trunk line layout, balanced airflow, sized for the actual house. We don’t hand you a spider web of flex duct and call it done.
I heard Oregon now requires heat pumps on new construction. What does that mean for my project?
Oregon adopted a new residential energy code in early 2026 requiring a heat pump for heating and cooling on new homes with split systems. Gas can still be used for supplemental heat, so a heat pump plus gas backup is a compliant and practical setup for the Valley. There are also optional efficiency measures that can satisfy the requirement in some cases. We’ll explain what applies to your project and make sure the system is configured correctly.
What warranty comes with a new HVAC installation?
New equipment includes a 10-year parts warranty and a 1-year labor warranty. About a year after installation, we come back for a complimentary checkup to make sure everything’s still running right. At that point you can sign up for our preventive maintenance plan, which extends your labor coverage beyond the first year.
